Vijayanagar is a large layout in north-west Mysuru split into four stages, running from Hunsur Road up towards the Outer Ring Road and Hinkal. Most homes are independent houses and upper-floor portions rather than apartment towers, and the main draw for renters is a short commute to Infosys and the industrial areas around Hebbal and Hootagalli. The trade-offs are uneven civic services in the newer stages, especially water in the 4th Stage, and patchy drains in places.
The vibe▾
The older 1st and 2nd Stages feel settled and residential, with many small parks (residents counted more than 45 in the 1st Stage alone, per Star of Mysore in January 2024), temples and a Sunday farmers market. The 3rd and 4th Stages and Hinkal are newer and still filling in, with vacant plots, fresh construction and rising land prices; the Mysuru Development Authority quoted about Rs 8,000 per sq ft near Hinkal in October 2025. Main roads like Hunsur Road and the High Tension Double Road get busy, but the inner cross roads are mostly calm. It is a family-heavy area, so expect owners to ask questions before renting to bachelors.
Getting around▾
Mysuru has no metro, so daily travel is by city bus, auto or your own two-wheeler (area-level). The Infosys campus and the Hebbal and Hootagalli industrial areas sit just north and west of the layout, and Moovit lists several KSRTC city routes to the L and T and Infosys stops, including 116, 119 and the air-conditioned V-119 from the City Bus Station. Hunsur Road and the Outer Ring Road meet at the Hinkal Flyover, which eased through traffic after it opened in 2018, but a resident flagged a bus-stop bottleneck at the flyover junction in April 2026. Autos are easy to find on the main roads; inside the stages most people ride a scooter.
What you pay▾
In early October 2026, a small sample of OLX rental listings in Vijayanagar showed a 1BHK in the 3rd Stage at Rs 11,000 and 2BHK homes between Rs 17,000 and Rs 26,000 a month (area-level). A RealEstateIndia listing from June 2026 asked Rs 25,000 for a 2BHK independent house in the 3rd Stage. Many owners also offer houses on lease (a lump-sum deposit instead of monthly rent), which shows up on OLX as amounts in lakhs. PG beds listed on GoPgo and OLX for the wider Vijayanagar and Hebbal side start at around Rs 4,500 to Rs 7,000 a month.

Vijayanagar 1st StageBest for: Families wanting an older, settled street, Infosys staff who want a short ride▾
The oldest part of the layout, between Hunsur Road and the High Tension Double Road, with dozens of parks, the MUDA sports ground and the Sunday farmers market. Star of Mysore reported in 2024 that the main storm drain (raja kaluve) here carries sewage, has a crumbling wall and overflows into nearby homes in heavy rain. In September 2026 residents complained that the MUDA ground on Kannada Sahitya Parishat Road turns into a drinking spot after dark with no night patrols.

Vijayanagar 2nd StageBest for: Working couples, Infosys and Hebbal industrial area staff▾
North of Hunsur Road and inside the Ring Road, the 2nd Stage holds landmarks like Sangam Circle and the Vijayanagar water tank. It is busy and well served by shops. In mid-2026 street vendors moved from a park onto the High Tension Double Road near the water tank, and a resident described the traffic there as chaotic. A chain-snatching attempt by two men on a motorbike was reported near the water tank at about 6:30 pm in September 2024.

Vijayanagar 3rd StageBest for: Families wanting a newer independent house, Remote workers wanting a larger home▾
East of the Ring Road and south of Hinkal, the 3rd Stage was brought inside Mysuru City Corporation limits only in October 2021 and is still filling in. In 2023 residents of 17th and 18th Cross said sewage from Hinkal was flowing into storm drains and could seep into borewells. Rainwater from the 3rd and 4th Stages drains towards Bogadi Lake, which overflowed in May 2022. Land here is expensive: the MDA quoted about Rs 8,000 per sq ft in October 2025.

Vijayanagar 4th StageBest for: Budget-minded families with their own vehicle, Tenants willing to check water arrangements carefully▾
A large, newer MUDA layout south of the 3rd Stage, partly along 80 Feet Road. Water has been the long-running problem: residents reported broken pipes and discoloured tank water in 2023, and in April 2024 said supply came only once a week, with confusion over whether Hootagalli CMC, Bogadi Town Panchayat or MUDA was responsible. Star of Mysore reported in October 2025 that the second phase of the Kabini drinking water project, which lists the 4th Stage among its beneficiaries, was complete and awaiting inauguration.

HinkalBest for: Single working professionals on a budget, Industrial area staff▾
Hinkal is the old village and census town where Hunsur Road meets the Ring Road, next to the 3rd Stage. It is governed by Hootagalli City Municipal Council, not Mysuru City Corporation, so civic services and complaints go to a different body. The Hinkal Flyover carries through traffic, but in April 2026 a resident flagged a five-road junction under it with a busy bus stop, no signals and frequent accidents.

High Tension Double RoadBest for: Tenants without a vehicle who want shops close by▾
The High Tension Double Road separates the 1st Stage from the 2nd Stage and is one of the layout's main shopping and through roads. Since mid-2026, vendors moved off a park have set up along the road near the water tank, and a resident said traffic and pedestrian movement there had become very difficult. Homes right on the road get more noise; lanes one or two turns away are calmer.

Hunsur Road (Vijayanagar stretch)Best for: Tenants who rely on buses, Commuters heading to Hootagalli▾
Hunsur Road (NH 275) runs along the southern edge of the 1st Stage towards Hinkal and Kodagu. It carries heavy bus and truck traffic, which the 2018 Hinkal Flyover eased at the Ring Road junction. Shops below the flyover lost parking when police towed vehicles left there, and a storm drain near RUDSETI on this road has been narrowed by encroachment, per Star of Mysore in 2024.

How far is it to the Hootagalli and Metagalli industrial areas, the university and the railway station?▾
Hootagalli industrial area is about 3 to 6 km away, typically 10 to 20 minutes by road, and Metagalli is roughly 5 to 8 km, around 15 to 25 minutes (area-level). University of Mysore at Manasagangotri and the JSS campus there are about 4 to 6 km, 15 to 25 minutes, and Mysuru Junction railway station is around 5 to 7 km, 20 to 30 minutes at busy hours. There is no metro; city buses and autos cover these trips.
Is Vijayanagar good for bachelors and PGs?▾
It is mainly a family layout of independent houses, so some owners prefer families, but rooms and portions for working bachelors are common, especially in the 3rd Stage and Hinkal and near the industrial areas (area-level).
