Our take
Kuvempunagar is a large MUDA-planned layout in south Mysuru, bordered by Jayanagar, Vivekananda Nagar, Ramakrishnanagar and Saraswathipuram. It has wide double roads, many parks, its own city bus depot and a hospital, which makes daily life easy without a long drive. The catch is the commute to Infosys and the northern industrial areas, which is across town, and parking on the busy commercial roads.
The vibe▾
Kuvempunagar feels settled and middle class, with independent houses, upper-floor portions and a few newer apartment buildings arranged in lettered blocks. Parks such as Lava-Kusha Park on Lalithadri Road are busy with walkers morning and evening. The double roads, especially Vishwamanava Double Road and Gaganachumbi Double Road, are lined with banks, shops and clinics, while the inner cross roads are quieter. Chief Minister Siddaramaiah's Mysuru home is in the area, and it is widely seen as one of the city's sought-after residential layouts.
Getting around▾
There is no metro in Mysuru, so residents use KSRTC city buses, autos and two-wheelers (area-level). Kuvempunagar has its own city bus depot near N Block, and Moovit lists routes such as 135 and 135N between the depot and the City Bus Station. NIE, Manasagangotri and the JSS campus are short hops, but Infosys and the Hebbal and Hootagalli industrial areas are 10 to 14 km away via the Ring Road. Residents have also complained about auto drivers asking for double fares or refusing short trips.
What you pay▾
OLX listings for Kuvempunagar in September 2026 showed 1BHKs at about Rs 10,000 to Rs 12,000 a month and most 2BHKs at Rs 9,500 to Rs 20,000, with a new 2,000 sq ft apartment asking Rs 35,000 (area-level). Smaller 20x30 plot houses sit at the bottom of that range. Lease deals with a lump-sum deposit also appear. PG beds listed on GoPgo in Kuvempunagar were around Rs 4,500 to Rs 5,000 a month for shared rooms.

M BlockBest for: Families, Upper-floor tenants▾
M Block is in Kuvempunagar 2nd Stage, a residential block of independent houses and portions. When Bogadi Lake breached in October 2021, low-lying parts of M Block were among the Kuvempunagar areas where water entered homes. In March 2025 a woman was targeted by a chain snatcher near Jyothi School around 8:30 pm; he escaped in an autorickshaw.

N BlockBest for: Students, Tenants without a vehicle▾
N Block is home to the Kuvempunagar KSRTC city bus depot and stand, making it the easiest part of the layout to live in without a vehicle. Moovit lists routes 135 and 135N to the City Bus Station from here, along with several lines towards BEML Nagar. In January 2026 a radio facility was added at the N Block bus shelter.

I and K BlocksBest for: Families, Working couples▾
These residential blocks are in the heart of the layout, with Gaganachumbi Double Road running past K Block. In May 2026, residents of K and I Blocks reported days of muddy, mud-mixed tap water, with some children and older people getting skin infections. Kuvempunagar is listed among the areas to benefit from the Kabini drinking water project, whose second phase was reported complete in October 2025.

Vishwamanava Double RoadBest for: Tenants who want shops at the doorstep, Students heading towards Manasagangotri▾
This roughly 8 km double road runs from the Kukkarahalli Lake junction to the Dattagalli Ring Road junction and is Kuvempunagar's main commercial spine, linking it with Saraswathipuram. Parking is a long-standing problem: Star of Mysore reported vehicles parked two or three deep, blocking gates. The S Nijalingappa Circle (old Vijaya Bank Circle) on this road was being redeveloped from January 2025, and fallen trees had to be cleared after a storm in May 2026.

Gaganachumbi Double RoadBest for: Tenants who walk to errands▾
A busy double road inside Kuvempunagar with banks, diagnostic centres and the CESC office. In February 2026 a resident described illegal parking on both sides and along the median opposite CESC and State Bank of India, leading to wrong-side driving and ambulances getting stuck at peak hours. Homes just off the road are more practical than those facing it.

Lalithadri RoadBest for: Families with children, Morning and evening walkers▾
Lalithadri Road is home to Lava-Kusha Park, one of the area's popular walking parks. In July 2024 walkers complained of poor lighting on the paths in early morning and at dusk and no security in the evenings. At a December 2023 meeting with police, Kuvempunagar residents raised drinking in parks and eve-teasing; the police commissioner said chain snatching in the city had fallen from 72 cases in 2022 to 11 in 2023.

How long is the commute from Kuvempunagar to Infosys Mysuru?▾
Infosys in the Hebbal industrial area is about 11 to 14 km away, usually 30 to 45 minutes by scooter or cab via the Ring Road, longer at peak hours (area-level). By bus you will usually change at the City Bus Station (routes 135 and 135N from the Kuvempunagar depot, then 116, 119 or the air-conditioned V-119 towards Infosys per Moovit), so allow 60 to 75 minutes. Moovit also lists 10A and 10C between J.P. Nagar and the L and T stop near Infosys, which may suit the southern edge.
How far is it to the industrial areas, the university, NIE and the railway station?▾
Hootagalli and Metagalli industrial areas are roughly 9 to 13 km, 25 to 40 minutes by road (area-level). NIE is about 2 to 3 km away, and University of Mysore at Manasagangotri and the JSS campus there are about 3 to 5 km, 10 to 20 minutes. Mysuru Junction railway station is about 5 to 7 km, 20 to 30 minutes depending on traffic. There is no metro.
Is Kuvempunagar good for bachelors, students and PGs?▾
Yes for students, with NIE and the university close by, but it is a family-oriented layout so some owners prefer families (area-level). PGs listed on GoPgo in Kuvempunagar were around Rs 4,500 to Rs 5,000 a month for shared rooms in late 2026, and rooms near colleges show up on OLX. Ask about food, gate timings and visitors before paying a deposit.
Is Kuvempunagar safe late at night?▾
It is a busy, lived-in area and main roads stay active into the evening, but Star of Mysore has reported evening chain snatching, poorly lit park paths and, in September 2025, a staged accident extortion of an elderly driver near Shanthi Sagar junction (area-level). Use well-lit main roads at night, avoid dark parks after closing, and if someone claims you hit them, call 112 rather than paying on the spot.
What about water supply and flooding in Kuvempunagar?▾
Supply is mostly municipal and fairly regular for Mysuru, but residents of K and I Blocks reported muddy tap water in May 2026 and a drain overflow was reported in May 2026 (area-level).
