Our take

Bogadi and Hinkal sit on Mysuru's western edge, along the Outer Ring Road between the university side of the city and Hunsur Road. Bogadi 2nd Stage is an established city layout, while Halli Bogadi, Hinkal and the newer layouts beyond the Ring Road were village or town panchayat areas that are being pulled into the proposed Greater Mysuru City Corporation. Rents are low, but water supply in the outer layouts and lake flooding during heavy rain are the questions to ask first.

The vibe▾

Bogadi 2nd Stage, including CFTRI Layout and Janahitha Sangha Layout, is a quiet, mostly residential area of independent houses with schools, small shops and a lot of students and families. Past the Ring Road, Halli Bogadi and the newer private layouts feel semi-rural, with open plots, ongoing construction and fewer shops. Hinkal is an older village that grew into a busy census town around the Hunsur Road and Ring Road junction, with Mysuru's first flyover. The area is greener and more open than north Mysuru, but Bogadi Lake has been neglected and was described in March 2025 as choked with silt, weeds and garbage.

Getting around▾

There is no metro in Mysuru, so it is KSRTC city buses, autos and two-wheelers here. Moovit lists routes such as 51, 52, 95, 245, 250 and 253 near Bogadi 2nd Stage, with the first bus around 5:35 am and the last around 10:35 pm, and many more routes pass through Hinkal. The Ring Road gives a fast link north to the Hinkal Flyover, Hootagalli and the Infosys side, but Star of Mysore has reported a string of serious accidents on Bogadi Ring Road, and a 2025 reader letter said Bogadi Main Road had no signals between AIISH and the Ring Road. A KSRTC Ring Road bus service from 6 am to 10 pm was announced in 2024, so check whether it actually runs past your stop.

What you pay▾

Rents here are among the more affordable in Mysuru. Recent Waa2 listings show 2BHK houses around Bogadi and Bogadi Signal at about ₹11,000 to ₹17,000 a month, with a 3BHK in SBM Layout near Bogadi Signal at ₹35,000 (area-level). We could not find reliable 1BHK figures for Bogadi on the big portals, so treat ₹6,000 to ₹10,000 as a rough guide based on Mysuru-wide 1BHK ranges. Boys' PGs listed on PGO in Bogadi charge about ₹5,500 to ₹6,000 a month, and in the outer layouts you should budget for tanker water on top of rent in dry months.

Bogadi 2nd StageBest for: Families, University staff and postgraduate students▾

Bogadi 2nd Stage is the established city layout of the area, split into North and South and covered by city wards 44 and 45. It is mostly independent houses with schools and small shops, popular with families and university staff. Low-lying parts flooded when Bogadi Lake overflowed in May 2022, and some roads were left dug up for months after drainage work in 2024.

CFTRI LayoutBest for: Families, Students▾

CFTRI Layout is a residential pocket inside Bogadi 2nd Stage, with independent houses on cross roads and a few institutions and hostels. It sits on the low side near Bogadi Lake. In May 2022 the lake overflowed, water entered houses here, and a culvert on the road from CFTRI Layout to the Ring Road was washed away.

Halli BogadiBest for: Families with a car or two-wheeler, Remote workers wanting space▾

Halli Bogadi is the original Bogadi village beyond the Ring Road, now surrounded by new private layouts. It was part of the Bogadi Town Panchayat and is included in the proposed Greater Mysuru City Corporation. Water is the main problem: residents told News Karnataka in August 2026 that borewells had dried up and tankers cost ₹600 to ₹750 a load.

Bogadi Main RoadBest for: Renters who want buses and shops at the door▾

Bogadi Main Road runs from the AIISH side of the city out to the Ring Road and on toward Gaddige, lined with shops, schools and housing. It carries heavy traffic through the day. A January 2025 letter in Star of Mysore said there were no signals between AIISH and the Ring Road and that streetlights worked on only one side of the median.

Bogadi Ring RoadBest for: Commuters to Hootagalli or Infosys with their own vehicle▾

This is the Outer Ring Road stretch past Bogadi, between the Bogadi Signal and the Hinkal side. It is the fastest link to Hinkal, Hootagalli and the Infosys side, with new layouts and commercial buildings along its service roads. Star of Mysore has reported many fatal crashes here, and the Bogadi Signal circle and Ring Road flooded when Bogadi Lake breached in October 2021.

HinkalBest for: Hootagalli industrial workers, Budget renters with a two-wheeler▾

Hinkal is a large census town at the junction of Hunsur Road and the Ring Road, now under Hootagalli City Municipal Council and included in the proposed Greater Mysuru City Corporation. It has a mix of old village streets and newer layouts, and is well served by buses. Low-lying parts flood in heavy rain because storm drains and the Raja Kaluve have been encroached, and Hinkal was on the list of tanker-supplied areas in 2019.

How long is the commute from Bogadi or Hinkal to Infosys Mysuru and the industrial areas?▾

These are our rough estimates by two-wheeler or auto. Bogadi 2nd Stage to the Infosys campus in Hebbal: about 20 to 35 minutes via the Ring Road and Hinkal. Hinkal to Infosys: about 15 to 25 minutes. Bogadi to Hootagalli industrial area: about 15 to 25 minutes, and Hinkal to Hootagalli about 5 to 15 minutes. The Ring Road is fast but has a poor accident record, so ride carefully, especially at night.

How far is it to the University of Mysore and the railway station?▾

Our rough estimates: from Bogadi 2nd Stage, Manasagangotri and AIISH are about 10 to 15 minutes by auto or two-wheeler, and Mysuru Junction railway station is about 20 to 30 minutes. From Hinkal, the station is about 20 to 30 minutes via Hunsur Road. Amrita's Mysuru campus is within the Bogadi area itself.

Are there buses, and how late do they run?▾

Yes. Moovit lists KSRTC city routes including 51, 52, 95, 245, 250 and 253 near Bogadi 2nd Stage, with the first bus around 5:35 am and the last around 10:35 pm. Hinkal has more routes because it sits on Hunsur Road. Beyond the Ring Road, in Halli Bogadi and the newer layouts, buses thin out and you will want a two-wheeler. There is no metro in Mysuru.

Is Bogadi good for bachelors, students and PGs?▾

It works well for students because of Manasagangotri, AIISH and Amrita's campus nearby. PGO lists a few boys' PGs in Bogadi at about ₹5,500 to ₹6,000 a month, but the choice is smaller than in Hebbal or around Kuvempunagar. Much of Bogadi 2nd Stage is family housing, and some owners prefer families, so ask before you visit.

Bogadi 2nd Stage is a settled residential area, though Star of Mysore has reported occasional chain snatchings, including one at about 8:30 pm in 2022. The bigger night-time risk is the roads: Bogadi Ring Road has a long list of fatal crashes and Bogadi Main Road has lighting on only one side. On water, the outer layouts and Halli Bogadi relied on tankers costing ₹600 to ₹750 a load in 2026 after borewells dried up. Bogadi Lake breached in 2021 and overflowed in 2022, flooding streets and homes nearby, so check flood history for any house near the lake or low-lying drains.
