Our take

Saraswathipuram is a long-established layout in west-central Mysuru, first planned as a residential area for teachers and still shaped by the University of Mysore next door. It runs on a grid of numbered Mains, with Akshaya Bhandar, T.K. Layout and Kuvempunagar on its southern side and Kukkarahalli Lake to the north. Renters come for the parks, big old trees and short trips to campuses, hospitals and the city centre.

The vibe▾

This is a settled, middle-class area of independent houses, parks such as Javaregowda Park and quiet residential Mains, with a busier shopping strip on 1st Main and around Akshaya Bhandar. Students are a big part of daily life because of Manasagangotri, SJCE, JSS colleges and the Maharaja College hostels on Kantharaja Urs Road. The old roadside trees are a real asset but also a hazard: Star of Mysore reported large branches and trunks falling on vehicles on 14th Main in February and November 2025. Siddaramaiah's Mysuru house is in T.K. Layout next door.

Getting around▾

There is no metro in Mysuru, so it is city buses, autos and two-wheelers. Moovit lists routes 51C, 69, 69A and 73 around the Saraswathipuram fire station and 1st Main, with buses from about 5 am until roughly 10:30 pm, and Bus 62 runs from Akshaya Bhandar to the city bus station. Chamarajapuram railway station is about 1 km from Akshaya Bhandar, but most long-distance trains use Mysuru Junction, about 3 to 4 km away. The Infosys campus and the Hootagalli industrial area are across town to the west and north-west, so those commutes are longer than from Gokulam or Vijayanagar.

What you pay▾

Live portal listings were scarce in October 2026: Square Yards showed no residential rentals in Saraswathipuram, and OLX had a handful, including a 500 sq ft 1BHK at Rs 10,000, a 1,200 sq ft 3BHK at Rs 28,000 and a 1,900 sq ft 2BHK at Rs 35,000. OneCity Property's June 2026 guide puts the Jayalakshmipuram and Saraswathipuram belt at about Rs 14,000 to 22,000 for 2BHK independent houses and Rs 18,000 to 28,000 for 2BHK apartments (area-level). One owner-listed 2BHK near the post office asks Rs 25,000 a month, a 10 month advance and vegetarian tenants only, which is a common pattern in older Mysuru layouts. PG beds in nearby T.K. Layout and Paduvarahalli appear on OLX from about Rs 2,600 to 3,000 a month.

Saraswathipuram 1st Main RoadBest for: Students without a vehicle, Renters who want shops close by▾

The main shopping and bus street of Saraswathipuram, near the fire station and the Maharaja College hostel. Moovit lists the 51C and 51DC routes to the city bus station from the 1st Main stop, plus routes 69, 69A and 73 nearby. It is convenient and busy rather than quiet.

Kantharaja Urs RoadBest for: Students at SJCE and Manasagangotri, Renters wanting a central link road▾

New Kantharaja Urs Road runs from K.G. Koppal through Saraswathipuram to the Kukkarahalli Lake bund, past the Muslim Hostel, TTL College, the NCC headquarters and the heritage fire station. The 120-year-old fire station building has been damaged since 2019 rains and was still unrepaired in November 2024. Buses run here from about 5 am to 10:30 pm, according to Moovit.

Saraswathipuram 12th Main RoadBest for: Families wanting a residential Main▾

A residential Main in the inner grid. In December 2024, five or six cars sank into a badly refilled piped-gas trench near 15th Cross after continuous rain, and the road became impassable until it was cleared. Utility digging is common across Mysuru, so check the state of the road outside before you sign.

Saraswathipuram 14th Main RoadBest for: Renters who like a green, older street and have covered parking▾

A shaded residential and market stretch with old roadside trees, which have caused trouble twice in one year. In February 2025 a falling trunk injured a vegetable vendor and damaged two autos and a bike, and residents protested that their complaints had been ignored; in November 2025 a large branch fell on a parked car. Check the trees above any parking spot.

Akshaya BhandarBest for: Law and PU students, Families wanting a hospital close by▾

A busy junction area between Kuvempunagar and Saraswathipuram where Panchamantra Road meets New Kantharaja Urs Road, named after an old grocery shop. It has banks, shops, JSS Law College and Apollo BGS Hospital, with Bus 62 listed on Wikipedia as running to the city bus station, and Chamarajapuram railway station about 1 km away. Kuvempunagar next door is a planned MUDA layout with wide roads and parks.

Kukkarahalli Lake sideBest for: University students and staff, Morning walkers and runners▾

The northern edge of Saraswathipuram near the University of Mysore's Kukkarahalli Lake, with a walking track of roughly 3.5 to 4.5 km. Walking hours are 6 am to 10 am and 4 pm to 7 pm, and walkers asked for better lighting in 2024 because it gets dark early in winter. A September 2026 report flagged crocodiles in the lake and missing fencing on the Hunsur Road side.

T.K. LayoutBest for: Students on a tight budget, Families wanting a residential layout▾

A residential layout on the southern side of Saraswathipuram, near Kuvempunagar, where Siddaramaiah's Mysuru house is located. Star of Mysore reported a burglary of gold valuables from a house in April 2026 and a chain snatching near the BSNL office in 2022. Boys' PG rooms here have appeared on OLX at about Rs 3,000 a month.

How long is the commute from Saraswathipuram to Infosys Mysuru and the industrial areas?▾

Infosys Mysuru at Hebbal Electronic City, Hootagalli is roughly 9 to 12 km away, usually 30 to 45 minutes by bike or auto at peak, by our rough estimate; by bus it typically means changing at the city bus station for routes like 116 or 119 that Moovit lists at the Infosys stop. Hootagalli's factories take a similar 30 to 45 minutes, and Metagalli about 25 to 40 minutes. If you work at Infosys every day, Gokulam or Vijayanagar is a shorter ride.

How far is it to the university, colleges and the railway station?▾

University of Mysore's Manasagangotri campus and SJCE are next door, a walk or a 5 to 10 minute ride from most of the area. NIE on Mananthavady Road is about 15 to 25 minutes by auto or bike. Mysuru Junction is about 3 to 4 km, 15 to 20 minutes, and Chamarajapuram station is about 1 km from Akshaya Bhandar.

Are there PGs and bachelor-friendly rentals?▾

Yes. The student population means rooms and PGs are common, especially towards T.K. Layout and Paduvarahalli, where OLX listings show beds from about Rs 2,600 to Rs 3,000 a month. Many independent-house owners in the older Mains prefer families, and some ask for vegetarian tenants only, as one 2BHK listing near the post office does. Ask about rules on guests and late entry before paying an advance.

Is Saraswathipuram safe late at night?▾

It is an established residential area with steady foot traffic on 1st Main, but Star of Mysore has reported chain snatchings in Saraswathipuram (2022, 2024) and a house burglary in nearby T.K. Layout in April 2026. The Kukkarahalli walking path is poorly lit and closes at 7 pm. Buses near the fire station run until about 10:30 pm, per Moovit, so use an auto or cab after that.

What about water supply and monsoon flooding?▾

Mysuru's southern localities have had persistent shortages, and Saraswathipuram is on the list of areas a Kabini drinking water project is meant to serve, as Star of Mysore reported in October 2025 (area-level). Ask the owner how many hours of supply the house gets, whether there is a sump and borewell, and how often tankers are needed. In heavy rain on 24 May 2026, roads in Saraswathipuram were among those waterlogged, and old trees on streets like 14th Main have dropped branches in storms.

What does a 1BHK or 2BHK cost in Saraswathipuram?▾

Major portals had very few live listings in October 2026 (Square Yards showed none). On OLX we saw a 500 sq ft 1BHK at Rs 10,000 and 2BHKs from about Rs 25,000 to Rs 35,000 for larger houses, while OneCity Property's June 2026 guide puts 2BHK independent houses in the Jayalakshmipuram and Saraswathipuram belt at about Rs 14,000 to 22,000 and 2BHK apartments at Rs 18,000 to 28,000.
