Our take
Gokulam is a planned residential layout in north-west Mysuru, split into stages, with V.V. Mohalla and Jayalakshmipuram along its southern edge on Kalidasa Road. It is best known worldwide for Ashtanga yoga schools, which bring a steady flow of foreign students and a crop of cafes, homestays and furnished rooms. For local renters it is a calm, well-located address with higher rents than most of the city.
The vibe▾
The inner lanes of the 2nd and 3rd Stages are mostly independent houses with trees, small parks and little through-traffic, though stray dog packs at night are a recent complaint on 13th Cross in the 2nd Stage. Around the yoga schools you see foreign students on scooters, juice bars, organic stores and homestays, and January and February are the busiest months. Commercial conversion of houses has brought parked cars onto main roads in the 3rd Stage, according to April 2026 letters in Star of Mysore. V.V. Mohalla and Jayalakshmipuram feel busier, with banks, hospitals and shops lining Kalidasa Road.
Getting around▾
Mysuru has no metro, so people use city buses run by KSRTC, autos, cabs and two-wheelers. Moovit lists routes 119, 72 and the air-conditioned V-119 near Gokulam 2nd and 3rd Stage, and route 119 also serves the Infosys stop, which makes the office run unusually simple by bus. The last buses leave around 10 pm to 11:30 pm depending on the stop, so later trips mean an auto or cab. Mysuru Junction railway station is roughly 3 to 4 km away, and Kalidasa Road is one-way on part of its length, which forces detours through cross roads.
What you pay▾
The big portals had very few live Gokulam rentals when we checked in October 2026: Square Yards showed none, and the one NoBroker listing we found (a semi-furnished 2BHK in an independent house in the 3rd Stage at Rs 14,500) had gone inactive. A June 2026 guide from Mysuru agency OneCity Property puts 2BHK independent houses in Gokulam's inner lanes at about Rs 9,000 to 14,000 a month, more for bigger homes or main-road plots, while OLX showed a 1BHK in V.V. Mohalla at Rs 9,000 and a new 1,800 sq ft 2BHK in Gokulam at Rs 40,000 (area-level). Furnished rooms aimed at yoga students cost far more; one yoga travel guide puts the cheapest monthly room around Rs 15,000. Many owners also offer houses on lease (one lump sum refunded at the end) instead of monthly rent.

Gokulam 2nd StageBest for: Families wanting a settled street, Infosys staff using route 119▾
The denser middle part of Gokulam, mostly independent houses on a grid of mains and crosses, with bus stops at Adithya Hospital and Nirmala Convent a few minutes' walk away. In May 2026 a resident of 13th Cross wrote to Star of Mysore about packs of stray dogs howling through the night and morning, and a leopard was spotted near the BSNL exchange on 4th Main in 2022, after a group was seen at the nearby RBI campus in Metagalli.

Gokulam 3rd StageBest for: Yoga students, VVCE students sharing a house, Remote workers who want a cafe neighbourhood▾
The heart of Mysuru's yoga scene, home to the K. Pattabhi Jois Ashtanga Yoga Institute and VVCE engineering college, with cafes, homestays and furnished rooms. Its main roads have become crowded: April 2026 letters to Star of Mysore describe cars parked along both sides near the State Bank of India and on 2nd Main, made worse by houses converted to commercial use. Moovit shows buses until about 11:30 pm from the Adithya Hospital stop.

Contour RoadBest for: Two-wheeler commuters heading north▾
The road along the northern edge of Gokulam 3rd Stage that joins Mysuru-KRS Road, used by school traffic and anyone heading towards Metagalli. Residents have complained about it for years: potholes along its length in 2023, a badly patched UGD cut still open in January 2026, and an unrepaired trench where it meets KRS Road in July 2025.

V.V. MohallaBest for: Single professionals on a budget, Renters who want to be central▾
Vani Vilas Mohalla sits between Gokulam and the city centre, along the busy stretch of Kalidasa Road. It is older and more commercial, with banks, clinics and shops, and small rental units appear here: OLX showed a 1BHK of about 400 sq ft for Rs 9,000 a month. A resident wrote in August 2026 that the footpath opposite ICICI Bank is blocked by parked vehicles.

JayalakshmipuramBest for: University staff and postgraduate students, Families wanting central amenities▾
A mixed residential and commercial area between Hunsur Road and Kalidasa Road, named after the princess whose palace is now a University of Mysore postgraduate centre. It has BM Hospital, the BM Habitat mall and schools, and sits within walking or short-ride distance of Manasagangotri. OneCity Property's June 2026 guide puts the Jayalakshmipuram and Saraswathipuram belt at about Rs 14,000 to 22,000 for 2BHK independent houses.

Kalidasa RoadBest for: Renters who value convenience over quiet▾
The main commercial road along the southern edge of Gokulam, V.V. Mohalla and Jayalakshmipuram, with banks, medical shops, hospitals and food carts. A July 2026 letter called the stretch from Panchavati Circle to Chandrakala Hospital hard and unsafe to cross on foot, and part of the road has been one-way since 2019. Living right on it means traffic noise, but everything is close.

How long is the commute from Gokulam to Infosys Mysuru and the industrial areas?▾
Infosys Mysuru (Hebbal Electronic City, Hootagalli) is roughly 6 to 9 km from most of Gokulam, about 20 to 35 minutes by bike or auto at peak, by our rough estimate. City bus route 119 runs through Gokulam and also stops at Infosys, according to Moovit, so a bus commute is realistic. The Metagalli industrial area is closer, often 10 to 20 minutes, while Hootagalli's factories take about 25 to 40 minutes.
How far is Gokulam from the railway station and the university?▾
Mysuru Junction is about 3 to 4 km away, usually 10 to 20 minutes by auto; Moovit puts the station about a 16 minute walk from the Gokulam 3rd Stage bus stop. University of Mysore at Manasagangotri is about 15 to 25 minutes by auto or bus, and VVCE engineering college is inside Gokulam itself. NIE on Mananthavady Road is on the other side of the city, so allow 25 to 40 minutes.
Can bachelors and students find housing in Gokulam?▾
Yes, but it varies by street. VVCE and the yoga schools create steady demand for rooms, shared houses and furnished units, so owners in the 3rd Stage are used to students. Some owners in quieter family lanes prefer families, and some Mysuru listings carry conditions such as vegetarian-only tenants, so ask before visiting. OLX lists PG beds across this side of Mysuru from roughly Rs 2,600 to Rs 7,000 a month (area-level).
Is Gokulam safe late at night?▾
It is generally seen as one of Mysuru's calmer residential areas, but the inner lanes are quiet and dark late at night. Recent complaints are about stray dog packs in the 2nd Stage and a rough road cut on Contour Road that is risky for two-wheelers after dark (2026), and there was a rare leopard sighting on 4th Main in 2022. Buses stop around 10 pm to 11:30 pm, so plan on an auto or cab after that.
What about water and flooding in Gokulam?▾
Mysuru draws about 300 million litres a day from Belagola, Hongalli, Melapura and Kabini, as Star of Mysore reported in October 2025 (area-level). In Gokulam, older houses may run on a municipal Cauvery connection, a borewell or both, so ask which one and how many hours of supply the house gets. The rain reports we read for 2018 to 2026 did not name Gokulam among flooded areas, but potholed and dug-up roads like Contour Road get worse in the monsoon.
What does a 1BHK or 2BHK cost in Gokulam?▾
