This is Hebbal in north Mysuru, not the Hebbal flyover area of Bengaluru. It is a set of older residential stages and villages wrapped around the Hebbal Industrial Area, where the Infosys Mysuru campus and several factories sit. Rents are modest by Bengaluru standards, commutes to Infosys are short, and the main complaints in local news are garbage dumping, potholed industrial roads and sewage reaching Hebbal Lake.
The vibe▾
Hebbal 1st and 2nd Stage are dense, lived-in residential stages with independent houses, small rental floors and a lot of corner shops and eateries; GeoIQ puts each at roughly 9,000 people per square kilometre based on 2020 data. Older village pockets like Lakshmikanthanagar, Manchegowdanakoppal and Kumbarakoppal sit right next to the newer layouts. Because the Infosys campus and the industrial area are next door, many houses and PGs are rented to young engineers and trainees. It feels like a working neighbourhood rather than a quiet garden suburb, and Star of Mysore readers have repeatedly complained about roadside garbage in Hebbal 1st Stage in 2025.
Getting around▾
Mysuru has no metro, so you will rely on KSRTC city buses, autos, a two-wheeler or a company shuttle if your employer runs one. Moovit lists routes such as 116, 119, 10A, 10C and the air-conditioned V-116 and V-119 at the Hebbal Industrial Estate stop, with the first bus a little after 5 am and the last around 10:25 pm, so late shifts usually mean an auto, cab or your own vehicle. Hebbal 2nd Stage itself is served by more than a dozen routes around Sangam Circle. Inside the industrial area, Infosys Road and the ORR link roads were described as badly potholed in an October 2025 Star of Mysore letter, and the signals at the Kumbarakoppal and Metagalli junctions were reported as dead for months in September 2026.
What you pay▾
OneCity Property's Mysuru guide, updated in June 2026, puts 2BHK rents in Hebbal at about ₹9,000 to ₹15,000 for an independent house and ₹12,000 to ₹18,000 for an apartment (area-level). Its 1BHK guide gives roughly ₹7,000 for older homes up to ₹12,000 or more for newer furnished ones (area-level). PG beds listed on PGO for Hebbal run from about ₹2,500 to ₹5,000 a month for basic shared rooms. Deposits in Mysuru are commonly two to three months of rent, which is much lower than Bengaluru, but always confirm it in writing.

Hebbal 1st StageBest for: Infosys staff and trainees, PG seekers▾
Hebbal 1st Stage is a dense residential stage in MCC Ward 1, home to about 23,000 people by GeoIQ's 2020 estimate. It has plenty of independent houses and PGs that rent to Infosys staff. A resident described parts of it as elevated, breezy and calm in 2025, but the same letters complain about garbage piling up on 1st Main Road.

Hebbal 2nd StageBest for: Small families, Couples working in Hebbal or Metagalli▾
Hebbal 2nd Stage is a busy residential stage around Sangam Circle and Mayura Circle with a strong mix of food outlets, groceries and small offices. It is one of the best-served parts of Hebbal for city buses. Residents here have pushed back on bars opening near schools and parks, which tells you it is a family-heavy area.

LakshmikanthanagarBest for: Budget renters working in Hebbal Industrial Area▾
Lakshmikanthanagar is an older residential pocket in Hebbal, close to the industrial estate and a short walk from the Laxmikantha Nagar bus stop. It is mostly independent houses on narrow streets. Local news here has been ordinary city stuff, like a 2020 house burglary and older complaints about uncleared garbage.

Hebbal Industrial AreaBest for: People who want to walk to Infosys, Short-stay trainees▾
The Hebbal Industrial Area, set up by KIADB, holds the Infosys Mysuru campus and units of firms such as L&T, Wipro and BEML. Housing inside it is limited, but some listings and PGs sit along its edges. The arterial roads, including Infosys Road, were described as badly potholed in October 2025, and Hebbal Lake beside the Infosys campus was reported as polluted in June 2026.

ManchegowdanakoppalBest for: Budget renters who have checked the street in person▾
Manchegowdanakoppal is an old village pocket on the Hebbal Lake side that has been absorbed into the city. It has a well-regarded government school and cheaper housing than the planned stages. The big issue is drainage: a ₹50 lakh underground drainage line failed and sewage was flowing into a stormwater drain and on to Hebbal Lake as of March 2026.

KumbarakoppalBest for: Metagalli industrial workers, Budget renters▾
Kumbarakoppal is an older, busy locality on the city side of Hebbal, near Metagalli and its industrial units. It has a city bus stand and is on a through route used by hospital, college and factory traffic. Its junction signals were reported dead for months in September 2026, and homes here have taken in water during heavy rain in the past.

These are our rough estimates by two-wheeler or auto. Hebbal 1st or 2nd Stage to the Infosys campus: about 10 to 20 minutes. Lakshmikanthanagar or the edge of the industrial area: 5 to 10 minutes. Metagalli industrial area: 10 to 20 minutes. Hootagalli and Koorgalli industrial areas: 15 to 25 minutes via the Ring Road. Traffic in Mysuru is far lighter than in Bengaluru, but potholes on Infosys Road and dead signals at Kumbarakoppal can slow peak trips.
How far is Hebbal from the university and Mysuru railway station?▾
Our rough estimates: Mysuru Junction railway station is about 20 to 30 minutes by auto or bus from Hebbal 2nd Stage, and the University of Mysore campus at Manasagangotri is about 20 to 30 minutes. If you study at Manasagangotri and do not work in Hebbal, areas closer to the university such as Bogadi or Kuvempunagar will usually be easier.

Some owners of independent houses still prefer families or have food preferences, so ask upfront. Check PG security: a laptop was stolen from a boys' PG in Hebbal 1st Stage in 2023, which was caught on the PG's CCTV.
Is Hebbal safe late at night, and what about water and flooding?▾
Local news from Hebbal is mostly routine property crime, such as house burglaries and PG thefts, rather than anything unusual for Mysuru (area-level). Main residential streets stay active into the evening, but industrial roads empty out late, so arrange transport for night shifts. Hebbal is within city corporation limits with piped supply, but always ask about supply hours and a sump. Heavy rain has pushed water into low-lying homes in Hebbal and Kumbarakoppal in past years, and Hebbal Lake suffers from sewage inflow and smell.
How much does a 1BHK or 2BHK cost in Hebbal, Mysuru?▾
