Our take
Sarjapur Road runs south-east from the Outer Ring Road at Iblur towards Sarjapura town, and its first 10 km are packed with large apartment societies built for the tech workforce. Living here puts you close to Wipro's head office, RGA Tech Park and the Bellandur ORR parks, but the road carries far more traffic than it was built for and there is no metro on the corridor. It suits people who work nearby and can avoid crossing the city every day.
The vibe▾
This is apartment country: tall gated societies, villa projects and a steady supply of PGs and shared flats, with older village cores like Kasavanahalli, Junnasandra and Dommasandra in between. Most daily needs are met inside or near the societies, with supermarkets, cafes, gyms and hospitals along the main road. Two restored lakes, Kaikondrahalli and Kasavanahalli, give the inner stretch some open space for walks. The further you go past Carmelaram towards Dommasandra, the newer, quieter and less finished things get.
Getting around▾
There is no metro on Sarjapur Road in 2026. The planned Sarjapur to Hebbal Red Line (Phase 3A) was cleared by the Karnataka cabinet in December 2024 but was still waiting for Union Cabinet approval as of August 2026, with opening talked about for around 2030 to 2033. The nearest upcoming option is the Blue Line on the ORR (Silk Board to KR Puram), with stations at HSR, Agara, Ibbaluru and Bellandur; it was heading into trial runs in late 2026 with passenger service expected in 2027. Until then you depend on office cabs, your own vehicle, autos and BMTC buses, and a December 2025 Citizen Matters walk-through found almost no usable footpath between Iblur Junction and Bellandur Gate.
What you pay▾
Rents drop as you move away from the ORR end. NoBroker's August 2026 listings for Sarjapur Main Road show 1BHKs from about Rs 8,000 to Rs 28,000 and 2BHKs from about Rs 15,000 to Rs 57,500, with Kaikondrahalli and Doddakannelli at the top and Dommasandra at the bottom. Large societies often add Rs 2,000 to Rs 7,800 a month in maintenance, which is worth asking about before you compare rents. Sharing a 2BHK or 3BHK in a gated society is common and usually works out cheaper per head than a solo 1BHK near the ORR.

KasavanahalliBest for: ORR and Ecospace commuters, Flat-sharers in gated societies▾
Kasavanahalli sits between Haralur Road and Sarjapur Road, close to the ORR end, and is one of the most rented pockets on the corridor. It has its own lake and is a short ride to Ecospace and Embassy Tech Village. NoBroker's August 2026 data puts 2BHKs at roughly Rs 25,000 to Rs 42,000. Water and traffic are the main things to check.

Haralur RoadBest for: HSR and ORR commuters, Renters who want to be near HSR's food and nightlife▾
Haralur Road links HSR Layout and the ORR to Sarjapur Road and is lined with apartment societies, many of them popular with ORR workers. The road had months of potholes and dug-up sections until it was resurfaced overnight in June 2026, but drain works were still pending and residents continued to raise waterlogging. Expect heavy traffic at peak hours.

KaikondrahalliBest for: Wipro employees, Renters who want a lake walk at their doorstep▾
Kaikondrahalli is the stretch around the 48-acre Kaikondrahalli Lake, one of the city's best-known community-restored lakes, close to the Iblur and Wipro end of Sarjapur Road. It is among the pricier pockets, with NoBroker 2BHK listings around Rs 40,000 to Rs 55,000 in August 2026. Walking along the main road here is hard, with blocked crossings and little footpath.

DoddakannelliBest for: Wipro employees, Families or sharers wanting a gated community▾
Doddakannelli is the pocket around the Wipro Corporate Office campus, with gated apartment and villa communities and a short run to Carmelaram railway station. NoBroker lists 2BHKs here at roughly Rs 32,000 to Rs 52,000. The junctions around Iblur and the Wipro campus are a known traffic choke point, and Wipro declined a 2025 state request to open its campus to through traffic.

JunnasandraBest for: Budget renters on upper floors, Commuters to Wipro or RGA Tech Park▾
Junnasandra is an older village core on Sarjapur Road between the Wipro end and Carmelaram, now surrounded by apartments and cheaper independent-house rentals. It has a history of flooding: in November 2021 two localities with about 1,000 houses were inundated, which residents blamed on encroached stormwater drains. In June 2026 commuters again reported waterlogging and dug-up stretches near Junnasandra.

CarmelaramBest for: RGA Tech Park employees, Renters who travel home by train often▾
Carmelaram grew around a Carmelite college and a railway station on the Bengaluru to Salem line, and is now home to RGA Tech Park and many apartment projects. The rail crossing and narrow Carmelaram Main Road have long caused jams, and traffic police route some turns via a U-turn under the railway flyover at the junction. NoBroker listed 2BHKs at roughly Rs 36,000 to Rs 57,000 in 2025.

Dommasandra is further out along Sarjapur Road in Anekal taluk, governed by a gram panchayat rather than the city corporation. It is the cheapest part of the corridor: NoBroker's August 2026 listings show 2BHKs at roughly Rs 18,000 to Rs 23,000 and some 1BHKs and independent houses well under Rs 17,000. The trade-off is distance from the ORR and road quality, with the Anekal stretch of Sarjapur Road reported in very poor shape in late 2024.
