Our take

Bellandur sits on the Outer Ring Road between HSR Layout and Marathahalli, right next to some of the largest office campuses in the city. Most renters here live in large gated apartment societies and work within a few kilometres. The trade-offs are peak-hour ORR traffic, tanker-dependent water in many buildings and low-lying pockets that flood in heavy rain.

The vibe▾

Bellandur is built around work. Large gated societies, PGs and co-living buildings fill the stretch between the ORR and Sarjapur Road, and weekday mornings are a stream of people heading to Ecospace, Ecoworld and Embassy TechVillage. Inside the societies it is calm, with gyms, pools and clubhouses, but the main roads are loud and crowded for much of the day. Older village pockets like Bellandur village, Yemalur and Kariyammana Agrahara sit right beside the newer towers and feel quite different.

Getting around▾

If your office is on the Bellandur stretch of the ORR, you can often walk or take a short auto ride, which is the main reason to live here. Going anywhere else means the ORR, Sarjapur Road or Silk Board, and the traffic police's own 2025 study found Sarjapur Road towards Iblur carrying roughly 2.7 to 3.6 times its design capacity at peak. The Blue Line metro along the ORR, with Ibbaluru, Bellandur and Kadubeesanahalli stations, is not running yet: trial runs were planned from October 2026 and the full Silk Board to KR Puram stretch was targeted for around March 2027 as of August 2026 reporting. Plan on buses, cabs, autos or your own vehicle for now.

What you pay▾

Rents are among the higher ones on the ORR because of the walk-to-work appeal. NoBroker's August 2026 locality data puts 1BHKs at about ₹10,000 to ₹31,000 and 2BHKs at about ₹20,000 to ₹71,000 a month, with most 2BHKs in well-known gated societies landing in the ₹35,000 to ₹50,000 range (area-level). Many large societies rely partly on tankers in summer, and maintenance and water charges can add noticeably to the rent, so ask for the last few months of bills. PG beds for women run roughly ₹8,000 to ₹16,000 in budget PGs and ₹14,000 to ₹28,000 in managed co-living, according to a 2026 Colive guide.

Green Glen LayoutBest for: Ecospace employees, Couples and families wanting a calmer street▾

Green Glen Layout is a planned pocket between the ORR and Sarjapur Road with villas, row houses and gated apartment blocks. It is one of the closest residential areas to RMZ Ecospace and is often picked by people who want to walk to work. Rents sit at the upper end for Bellandur, and water supply has been a real problem for some complexes.

KadubeesanahalliBest for: Embassy TechVillage employees, Prestige Tech Park employees▾

Kadubeesanahalli sits at the northern end of the Bellandur stretch, next to Embassy TechVillage and close to Prestige Tech Park. A Blue Line station is being built here to serve the TechVillage campus. It is convenient for those offices, but water supply is limited and the Panathur side is a known waterlogging spot.

DevarabisanahalliBest for: RMZ Ecoworld employees, PG and co-living renters▾

Devarabisanahalli lines the ORR on the east side of Bellandur and is home to RMZ Ecoworld and many PGs and co-living buildings. It is about as close as you can get to Ecoworld, but it is one of the area's worst flood spots. Parts of it saw waist-high water in 2022, and the civic body was still inspecting it as a hotspot in 2026.

Ambalipura lies on the Sarjapur Road side of Bellandur, near Haralur Road, with many mid-size and large apartment societies. It is a practical base for both the ORR offices and Sarjapur Road tech parks. Water can get tight in summer and homes facing main roads can be noisy.

YemalurBest for: Renters who have checked a specific building's flood record▾

Yemalur is an old village pocket at the northern edge of Bellandur, near the HAL airport side and the Marathahalli stretch, surrounded by newer villas and apartments. It was one of the hardest-hit spots in the September 2022 floods. Gated communities there were evacuated and residents were rescued by boat.

Kariyammana Agrahara is a village pocket between Bellandur Lake and the ORR, near Yemalur and the Ecospace side. It has mostly smaller buildings and cheaper rents than the big gated societies. Internal roads are narrow, and the portal data points to waterlogging and poor drainage in the rains.

IblurBest for: Renters splitting commutes between ORR and Sarjapur Road▾

Iblur is where the ORR meets Sarjapur Road, at the western end of Bellandur. The junction is one of the most congested in the city, and Ibbaluru metro station is being built here as a future interchange with the Sarjapur line. Living on the inner Iblur roads near the lake can be pleasant, but the junction itself is loud and slow.

Bellandur Gate is the junction where Bellandur Main Road meets the ORR next to RMZ Ecospace. Bellandur metro station is being built on this road. It is the most central spot for Ecospace commuters, but it gets heavy traffic and the ORR near Ecospace flooded during the 2022 rains.

These are our rough peak-hour estimates by car or cab from central Bellandur. RMZ Ecospace: 5 to 20 minutes, often walkable. RMZ Ecoworld: 10 to 25 minutes. Embassy TechVillage: 15 to 35 minutes. Prestige Tech Park: 20 to 45 minutes. Electronic City via Silk Board: 50 to 90 minutes. Whitefield (ITPL): 45 to 80 minutes. Rain or a breakdown on the ORR can easily add 30 minutes or more.

Is the metro running in Bellandur?▾

Not yet. The Blue Line along the ORR has stations at Ibbaluru, Bellandur and Kadubeesanahalli, but as of August 2026 reporting, trial runs were planned from October 2026 and the full Silk Board to KR Puram stretch was targeted for around March 2027, with work at Marathahalli and Silk Board stations still pending. Treat any date as a target, not a promise.

Is Bellandur good for bachelors and flat-sharing?▾

Yes, it is one of the easier areas for it. There are many PGs and co-living buildings, especially in Devarabisanahalli and around Green Glen Layout, and large gated societies where shared 2BHKs and 3BHKs are common. Some societies and owners still prefer families, so ask before visiting. Budget women's PG beds run about ₹8,000 to ₹16,000 a month and managed co-living about ₹14,000 to ₹28,000, per a 2026 Colive guide.

Is it safe to come home late at night?▾

NoBroker's locality data rates Bellandur's safety 4.0 out of 5 (area-level), and the ORR stays busy late because of shift workers. The weaker spots are smaller side roads that may be poorly lit and busy junctions like Iblur with poor pedestrian crossings. Gated societies with guards and well-lit approach roads are the safer bet if you return late.

What about the lake, flooding and water supply?▾

Bellandur Lake is still being desilted and still receives sewage; in September 2026 the BDA asked for six more months to finish. Devarabisanahalli, Yemalur and the ORR near Ecospace flooded badly in 2022, and Devarabisanahalli and Panathur were still on the civic body's waterlogging inspection list in June 2026. Many buildings depend partly on tankers in summer, so ask how much water comes from BWSSB versus tankers and what it costs each month.
