Hebbal and the Manyata belt cover the stretch of North Bengaluru between the Hebbal flyover on Bellary Road and Manyata Tech Park on the Outer Ring Road, plus the apartment-heavy pockets of Nagawara, Thanisandra and Kempapura around it. Most renters here work at Manyata or nearby parks and want to walk, cycle or take a short auto to the office. The trade-offs are heavy junction traffic, no operational metro yet, and some low-lying pockets that flood in hard rain.
The vibe▾
This is a work-first neighbourhood: big gated apartment complexes, PGs and co-living buildings cluster around Manyata, with food courts, gyms and malls following the office crowd. Older layouts like Sahakar Nagar and parts of Hebbal Kempapura feel quieter and more settled, with parks and independent houses. Close to ORR and Thanisandra Main Road it is busy and loud through the day, and construction is still common. It feels less like a nightlife hub and more like a place to live near the office.
Getting around▾
There is no working metro station in the area as of October 2026. The Blue Line stations at Hebbal, Kempapura, Veerannapalya and Nagawara are under construction: Deccan Herald reported in August 2026 that the Hebbal to airport section is now likely around September 2027 and the KR Puram to Hebbal section is targeted for December 2027. The Pink Line's underground stretch ending at Nagawara is also still under construction. For now people rely on BMTC buses (including routes to Manyata from Koramangala, Bellandur and Baiyappanahalli metro), autos, cabs and two-wheelers, and the Hebbal flyover loops opened in 2025 and January 2026 have eased, not removed, peak-hour queues.
What you pay▾
NoBroker's June 2026 data for Hebbal puts 1BHKs at roughly Rs 10,000 to 22,000 a month and 2BHKs at Rs 22,000 to 48,000, with Thanisandra Main Road in a similar band (area-level). Newer gated projects near Manyata sit at the top of those ranges, while inner lanes and older independent buildings are cheaper. PG beds near Manyata start around Rs 7,000 for a shared room per Colive's listings, and single rooms run Rs 13,000 to 24,000. Budget for tanker water or higher maintenance charges in some newer buildings, and check whether the building has a Cauvery connection.

NagawaraBest for: Manyata employees who want the shortest commute, Renters on upper floors who can live with monsoon road flooding▾
Nagawara sits right beside Manyata Tech Park on the Outer Ring Road, so many residents can walk or take a short ride to work. It is also one of the worst flooding spots in North Bengaluru: Deccan Herald reported in 2025 that a stormwater drain here has been squeezed from 33 feet to 6 feet by encroachment, and an official report called the flooding man-made. A future metro interchange (Pink and Blue lines) is being built here but is not yet open.

Thanisandra Main RoadBest for: Manyata employees sharing a 2BHK or 3BHK, Renters who want gated-community amenities▾
Thanisandra Main Road runs north from the Manyata area and is lined with large gated apartment projects popular with tech workers. NoBroker's April 2026 data puts 1BHKs at about Rs 11,000 to 22,000 and 2BHKs at Rs 22,000 to 45,000. The main road is notorious for peak-hour traffic, and a 2026 Deccan Herald rain report named the Thanisandra to Nagawara stretch among roads where commuters were stuck. Square Yards notes water supply problems and waterlogged streets in the locality.

Hebbal Kempapura lies between the Hebbal flyover and Manyata, off the Outer Ring Road. NoBroker lists 1BHKs at roughly Rs 10,000 to 22,000 and 2BHKs at Rs 22,000 to 48,000, and its locality page flags traffic as the main local complaint. Kempapura metro station on the Blue Line is under construction and, per the latest Deccan Herald reporting, the KR Puram to Hebbal section is targeted for December 2027.

RachenahalliBest for: Manyata employees who want a greener, calmer base, People who like lakeside walks or runs▾
Rachenahalli is a quieter pocket north of Manyata built around the 104-acre Rachenahalli Lake, next to Thanisandra. The lake has a walking path and a sewage treatment plant, but construction has disrupted natural water flow and it overflows in heavy rain. Residents raised encroachment concerns around the lake with civic officials in July 2025. Colive lists it among the preferred areas for people working at Manyata.

Sahakar NagarBest for: Couples and families, Renters who value quiet and greenery over the shortest commute▾
Sahakar Nagar is an established residential layout started in the early 1980s as a housing cooperative, west of Bellary Road near Hebbal. It has several well-kept parks and is close to Hebbal Lake, Amruthahalli Lake and the GKVK campus, which makes it one of the greener options in the area. There is no metro station nearby, and the airport is roughly 45 to 70 minutes by cab per MyGate. The Hebbal flyover loop opened in January 2026 was aimed at commuters from areas including Sahakar Nagar.

HBR LayoutBest for: Budget-conscious Manyata employees, Flat-sharers in independent buildings▾
HBR Layout sits south-east of Nagawara, between the Outer Ring Road and Hennur, and is a common budget-friendly choice for Manyata staff. NoBroker lists 1BHKs at about Rs 12,000 and 2BHKs at about Rs 22,000, with 2BHK rents up 10% in six months. The downside is flooding: a May 2025 ETV Bharat report documented waterlogging in several blocks, including parts of 3rd, 4th and 5th Blocks and HBR 2nd Stage, blaming poor drains. Nagawara metro station, under construction, sits on HBR Layout's edge.

Bellary Road (Hebbal stretch)Best for: Frequent flyers, Kirloskar Business Park employees▾
The Bellary Road (NH 44) stretch around the Hebbal flyover is the main route to the airport and one of the city's most congested junctions. Two new flyover loops, one opened in August 2025 and a city-bound loop opened on trial in December 2025, have cut junction congestion by about 25 to 31 percent according to traffic police and BDA, but queues have shifted to CBI Road and Mekhri Circle. On 1 October 2026, Deccan Herald reported waterlogging on ORR near the Hebbal flyover after heavy rain.

How long is the commute from Hebbal to Manyata Tech Park and other parks?▾
From Nagawara, Thanisandra or Kempapura, Manyata is usually 10 to 25 minutes by auto or bike at peak, and some people walk. From Sahakar Nagar or the Bellary Road side, allow 25 to 45 minutes because you cross the Hebbal junction. Kirloskar Business Park on Bellary Road is about 10 to 25 minutes from most of the area. These are our rough estimates; rain can double them.
How far is the airport and the CBD?▾
Hebbal is one of the closer residential areas to Kempegowda International Airport: plan on roughly 40 to 70 minutes by cab depending on time of day and where you start (MyGate gives 45 to 70 minutes from Sahakar Nagar). For MG Road or the CBD, allow about 40 to 75 minutes at peak. Commuting to ORR East (Marathahalli, Bellandur) is much harder, often 75 minutes or more each way.
Is there a metro in Hebbal yet?▾
Not yet. As of October 2026 no station in the area is open. Blue Line stations at Hebbal, Kempapura, Veerannapalya and Nagawara are under construction; Deccan Herald reported in August 2026 that the Hebbal to airport section is now likely around September 2027 and KR Puram to Hebbal around December 2027. The Pink Line's underground section ending at Nagawara is also still being built. Until then, BMTC buses connect Manyata to Purple Line stations such as Baiyappanahalli and Swami Vivekananda Road.
Is it easy to find PGs and flat-shares for bachelors?▾
Yes, this is one of the easier parts of the city for it because Manyata draws so many young employees. Colive names Nagawara, Thanisandra, Hebbal, Hennur Road and Rachenahalli as the most preferred areas, with shared PG rooms from about Rs 7,000 and single rooms about Rs 13,000 to 24,000 a month. Gated apartments on Thanisandra Main Road are popular for 2BHK and 3BHK shares, but always confirm the society allows bachelor tenants.
Is it safe late at night, and does it flood?▾
We found no reporting that singles out this area as unsafe, and portal locality pages rate safety around 4 out of 5 (area-level), but quiet inner lanes and construction stretches along ORR can be poorly lit, so a cab to your gate after late shifts is sensible. Flooding is the bigger worry: Nagawara and parts of HBR Layout flood almost every monsoon due to choked and missing drains, Manyata itself was flooded for nearly two days in November 2021, and ORR near Hebbal flyover was waterlogged on 1 October 2026. Prefer upper floors and ask about past flooding.
What do 1BHK and 2BHK flats cost to rent?▾
